Created an F&B strategy tailored to the demographic to activate The Canopy

B&P examined the proposed plans for 1,200sqm of F&B surrounding the public domain, through market analysis and design review scorecard metrics.

Steps undertaken key deliverables:

  • Provided a concept and F&B mix to align with the trade areas demographic profile;
  • Recommended the opportunity to include 6 F&B outlets with an additional 7 in line with researched population growth in the next 5 years, allowing Birdwood Lane to undergo organic growth;
  • Recommended a community focus locating areas and ideas for public events and pop ups to activate the area and provide an inclusive neighbourhood appeal;
  • Block and spatial planning to resize and relocate tenancies taking into account level changes, circulation and key entry points to provide high visibility, including location of all supporting amenities. This resulted in ~1040sqm of F&B including external seating areas to interface with the green space;
  • Prepared a waste collection strategy along Birdwood Lane for current and new tenancies. Quantified waste and provided sustainable recycling options.
