PROJECT

Western Sydney University had a bold vision for a new central building and upgraded plaza in the heart of their Kingswood Campus.

TASK

The strategy was to create a “heart” to the campus where students and staff could spend more time on campus collaborating, engaging in informal learning and socialising.

OUTCOME

B&P determined through a campus masterplan that a cluster of 3-4 food tenancies could be included in this “heart” to support the length of stay on campus by providing a highly sought after food offer.

Specifically, for this campus strong demographic profiles for students influenced a need for very specific cuisines. When UWS asked their leasing agency to take the retail opportunities to market, the leasing firm failed to really comprehend the vision and particular attributes of the project and the focused tenancy mix so UWS asked B&P to step in and run the F&B RFT process.

B&P curated a bespoke target tenant list, created an innovative EOI brochure that espoused clearly the vision and ran the tender.

The result was a strong number of submissions for each tenancy, offering UWS and ability to tailor a very niche range of food offers with almost no duplication in product. There were sufficient offers for each store to allow for competitive evaluation and determining the right “fit” between WSU and the operators.
