SPRINGFIELD CITY CENTRE – ENTERTAINMENT COMPLEX

PROJECT

As part of the ongoing development of Greater Springfield ($12 billion investment to date), a new cosmopolitan city centre 30 minutes from Brisbane’s CBD, the project at hand focused on the development of the proposed ‘entertainment district’ within the new city centre, adjacent to the commuter station.

TASK

B&P was engaged by Springfield Land Corporation to review the sustainability of the proposed ‘entertainment precinct’ comprising, hotel, office tower, club, retail, ‘eat street’ and F&B retail, commuter and business parking. The entertainment precinct is set amongst a proposed additional 10,000 dwellings and 40,000 sqm of office space, sporting stadium with a current population of 32,000 residents projected to increase in 138,000 in 2031.

 

The challenge was to build a time line of development phases and population growth over a 15 year period to full completion to determine at which intervals food and beverage would be sustainable and supported by the growth.

OUTCOME

B&P assessed the various target markets, population growth, the addition of residential and commercial buildings, commuter traffic, dining density and created a staging timeline that highlighted the sustainable amount of food and beverage that could be supported at each stage of the development. A review of the town plan design highlighted opportunities to re-direct travel paths for commuters to ensure foot traffic passed through the F&B precinct to maximise engagement.

 

As a result, modified plans were able to be submitted for final DA and Springfield Land Corporation are able to schedule the F&B development supported by the population growth at each stage of development to minimise risk.
