PROJECT

Long term relationship comprising multiple F&B Strategies and Retailer Development Programs.

TASK

  • Strategic analysis to drive improved tenant amenity and increased commercial return.

 

  • Identify how to use F&B to create a ‘community’ at Darling Park by keeping more people in the building for meals and coffee.

OUTCOME

Darling Park is a tri-owned asset of three towers housing some 9,000 office workers.

 

Our first strategy back in 1999 was to introduce Australia’s first Lobby Cafe in Tower 1.  This was a brand new initiative at the time and a resounding success.

 

In recent years, we have strategically grown the F&B offering by analysing the building population, visitor numbers and competition to determine the sustainable quantities of retail and F&B on site.

 

Our final step was to value engineer the space. This resulted in the creation of a new restaurant precinct overlooking and trading into the famous Podium Gardens along with a new cafe court in a previously unproductive lower ground space.

 

B&P’s strategy doubled the amount of F&B previously available in this building. It also delivered an additional $1.2M per annum in rent for the building owners.
